Costs, Fees and Taxes
As a general rule you need to add approximately 10% to your base purchase price (excluding mortgage arrangement fees) to cover all your essential fees and taxes and these are broken down as follows:
VAT (IVA) or Transfer Tax (ITP)

VAT (IVA) applies to off-plan purchases and is currently 7% and is payable with each installment. From 1st July 2010 the rate of IVA will increase from 7% to 8%.

Transfer tax (ITP) applies to “re-sale” purchases and is payable on completion.

From 19th March 2010 the rate of transfer tax (ITP) is as follows:

Apartments/villas of a value not exceeding €400.000 - 7%

Apartments/villas of a value greater than €400.000 – 7% on the first €400.000
and 8% thereafter

Garages of a value not exceeding €30.000 – 7%

Garages of a value greater than €30.000 – 7% on the first €30.000
and 8% thereafter

Stamp Duty (AJD)
Stamp duty (AJD) is only payable on the purchase of off-plan properties and is currently 1%, regardless of the value of the property and is payable on completion. The rate of AJD will not increase in 2010
Plus Valía

This is a one-off tax levied by the Local Authorities and is calculated by reference to the increase in value of the land since the last sale of the property/land.

For most purchases this tax will amount to only a few hundred euros and is normally payable by the vendor on completion.

Conveyancing Fees

Greenfields' fees for representing you are 1% of the purchase/sale price plus VAT, currently at 16%, subject to our minimum charge of €1.950 plus VAT. This applies whether you are buying or selling. Unlike other firms, we charge half our fees on exchange of contracts, and half on completion.

Please note that the rate of VAT (IVA) for goods and services will increase from 16% to 18% from 1st July 2010.

Notary, Land Registry and Gestoría Fees

These are the fees associated with the witnessing and subsequent registration of your title deeds.

Notary fees range according to a scale fixed by law and are normally between €300 to €1.500.

Land Registry fees are generally about 20% less than the Notary’s fees.

Gestorías are official intermediaries between individuals and government bodies, such as the tax office and the land registry and their fees are normally around €350 plus VAT, which is currently 16%. Please note that the rate of VAT for goods and services will increase from 16% to 18% from 1st July 2010
